The 45-room Greenview Hotel is a clean and stylish mid-range hotel that's a solid choice for travelers who want to be in the heart of South Beach and don't care much about luxury and extra amenities. Housed in an historic building, rooms were renovated in 2010, giving them a clean-lined, minimalist style that echoes Miami's Art Deco heart. The hotel is conveniently located near Lincoln Road, The New World Symphony, Botanical Garden, Holocaust Memorial, and the beach, meaning you won't need a car here -- especially since the hotel offers a free airport shuttle. There is a mandatory nightly resort fee that covers the use of beach towels, Wi-Fi, breakfast, and more. Note the tiny bathrooms and sparse breakfasts -- but the good rates, excellent location, and comfortable bedrooms make up for those for most guests.

Originally built in 1939, the Greenview Hotel has been charmingly well-preserved. Throughout, guests will find white, 60s-inspired furniture and wrought-iron railings, which create a retro-chic contrast to the 24-hour party scene of South Beach.
The bright and airy lobby has checkered floors and wraparound sofas. The glass tables and the silver,
space-age chandeliers are quirky and fun with flower-patterned mirrors cranking
up the bygone-era theme. Furnishings overall, though, are sparse.

Located on the quieter end of Washington Avenue, in the heart
of the South Beach Art Deco District, the Greenview Hotel is situated two
blocks from Ocean Drive and less than a block from Lincoln Road where visitors can find numerous shops, bars, and restaurant. There’s great sightseeing to be had at
Miami Beach, with Miami Beach Convention Center, Lincoln Road, and The Dog Bar
all within a 10-minute walk. For music lovers, the hotel is right across the
street from The Fillmore Miami Beach concert venue. The hotel does provide a free airport pick-up shuttle for guests, although there's a fee for the trip back to the airport.
Minimalist green-and-white decor in basic, clean rooms
Rooms are simple, yet modern, and have desks, chairs,
flat-screen TVs, and air-conditioning. They're small, but clean, with a green-and-white color palette. Beds are comfy, and standard amenities include black-out shades, mini-fridges, safes, and closets stocked with hangers. Bathrooms are stylishly designed with Art Deco-inspired fixtures and eco-friendly toiletries, but some need a thorough
re-grouting, while others have loose tiles. Many bathrooms are notably small, with little room for toiletries, let alone a bathtub, or even to close the door when using the toilet.

Greenview Hotel lacks a pool, spa, and gym; its main attractions are its pretty
surroundings and location. There’s a multilingual staff at the front-desk, which
operates 24 hours a day to help guests print tickets and boarding passes, and
make restaurant and taxi reservations. Free breakfast is offered each morning, but it's basic at best, with mostly packaged options. Unfortunately, there’s no on-site
parking -- guests face a wait until someone valets their cars. The garden is
easily the stand-out feature of Greenview Hotel, with its well-kept landscaping, pink potted plants, and large green parasols. Wi-Fi and beach towels are included in the resort fee, and there are computers for guest use. Some guests complain that the elevator is especially tiny.
