  • All rooms have small flat-screen TVs and free Wi-Fi
  • Simple decor with nice touches, like warm brown tile floors
  • Rooms are clean and up-to-date (though standard rooms are small)
  • Bathrooms are ample and modern, with marble walk-in showers
  • Rooftop lobby area has lots of light and a cozy vibe
  • Some rooms have balconies

  • The reception desk is at the Hotel Condotti, less than a minute away
  • Some guests complain of plumbing noise and thin walls
  • No restaurant (breakfast is served at Hotel Condotti)
  • No fitness center, pool, or spa (typical of boutique hotels in Rome)
  • Rooms are lacking in natural light

Bottom Line

On a cobblestone street lined by restaurants and shops, the 22-room Condotti Palace has a great central Rome location, within walking distance of numerous iconic sights -- the Spanish Steps are just two blocks away. Rooms are well-kept and have up-to-date extras such as small flat-screen TVs and free Wi-Fi, but the standard rooms are a bit small. Guests should book a junior suite for more space. It's a great value most of the year, but prices skyrocket during the weekends and during peak season. Still, its location can't be beat and its prices are often lower than its competitors.

Oyster Hotel Review

Right next to the Spanish Steps, in one of Rome's most luxurious neighborhoods

Although it's not located along the fashionable Via Condotti as the name implies (but it is just a short walk away), the Condotti Palace does have a great location -- in central Rome, about equidistant from the lively Piazza del Popolo and the Spanish Steps.

The neighborhood around Piazza Popolo and the Spanish Steps is one the most upscale in Rome, with high-end shops, restaurants, and hotels, and of course, plenty of sightseeing opportunities. Piazza Popolo is one the of city's largest squares and is a popular spot for strolling, and sipping coffee at the local cafes; the scene becomes even more lively at night when the numerous bars open their doors.

One of the most iconic places in Rome, the Spanish Steps (all 135 of them) are a popular meeting spot for tourists and Romans alike. Built in the early 18th century to demonstrate the union between France and Spain (French funds paid for their construction), the Spanish Steps are the starting point of several fashionable streets, such as Via Condotti, lined by luxurious shops and gourmet restaurants.
